D&D Roofing Ltd was commissioned to deliver the full roofing package for a new multi-storey apartment development in Levenshulme, Gorton. This landmark project required expertise in both pitched and flat roofing systems, demonstrating our team’s versatility, planning capability, and quality-focused workmanship.

Situated in a key regeneration area of South Manchester, the development contributes to Levenshulme’s ongoing transformation. Historically known for its Victorian terraces and strong community spirit, Levenshulme—and neighbouring Gorton—are seeing significant investment in new housing, transport links, and public spaces. This project will deliver much-needed modern homes, supporting the local economy, enhancing streetscapes, and meeting demand for high-quality rental and owner-occupied apartments.

Scope of Works

D&D Roofing Ltd delivered a complete, integrated roofing system that included:

  • Pitched roofing installation with over 10,000 Condron interlocking concrete roof tiles.
  •  Dry verge systems for maintenance-free, robust gable ends.
  •  Dry segmental ridge systems for secure, ventilated ridge lines.
  •  Dry valley troughs for durable, watertight valley details.
  •  Construction of a large central box gutter featuring:
    • 18mm structural plywood deck
    • Vapour Control Layer (VCL)
    • 200mm PIR rigid insulation for warm-roof construction
    • Protan SE 1.6mm single-ply membrane, mechanically fixed

 

This hybrid approach delivered a high-performance envelope combining traditional aesthetics with advanced flat roofing technology.

Materials and Technical Details

Condron Concrete Roof Tiles

Condron concrete interlocking roof tiles were selected for their durability, consistency, and proven performance:

  • Type: Interlocking concrete roof tile
  • Size: Approx. 420mm x 334mm (profile-dependent)
  • Weight: ~4.5kg per tile
  • Standard: BS EN 490:2011 compliant

Performance features:

  • Frost/thaw resistant
  • UV-stable pigments for lasting colour
  • Compatible with full dry-fix systems
  • Low maintenance with a clean, modern finish

Our use of dry verge systems, dry segmental ridges, and dry valleys ensures reduced maintenance requirements, consistent ventilation, and robust weather protection in line with BS 5534 best practice.

Large Central Box Gutter – Warm Roof Build-Up

The building design included a large central box gutter to manage significant roof drainage safely and effectively. We delivered a high-performance warm-roof build-up comprising:

  • 18mm structural plywood deck
  • Vapour Control Layer (VCL) to manage condensation risk
  • 200mm PIR rigid insulation with excellent thermal performance (λ ≈ 0.022 W/m·K)
  • Protan SE 1.6mm single-ply membrane

 

Protan SE 1.6mm Single-Ply Membrane:

  • Reinforced PVC with polyester mesh
  • UV-resistant, durable, and BBA approved
  • Fire classification BROOF(t4) on suitable substrates
  • Fully mechanically fixed for reliable long-term watertightness
