Project Overview: The Old Police Station, Wakefield Civic Quarter

Located within Wakefield’s historic Civic Quarter, the Old Police Station is a prominent landmark building and a key part of the city’s architectural heritage. Originally constructed in the late 19th century, the building is an impressive example of Victorian civic architecture, positioned along one of Wakefield’s busiest streets and surrounded by other notable municipal buildings.
 
As part of a comprehensive redevelopment, the former police station has been sensitively refurbished and converted into high-end luxury apartments, while also incorporating a series of contemporary new-build plots. The scheme successfully blends heritage conservation with modern residential construction, enhancing both the building and the wider local area.

Scope of Works

We were appointed to carry out all roofing works across both the heritage refurbishment and the new-build elements, delivering a technically diverse and highly coordinated roofing package.

Pitched Roofing & Heritage Tile Works

  • Careful removal of all existing Rosemary tiles across the original building.
  • Salvage and reinstatement of suitable tiles to the front elevation and mansard roofs, preserving the historic character.
  • Installation of over 100,000 new Redland Rosemary tiles to all remaining pitched roof areas.

Leadwork

  • Installation of lead roofs and dormer cheeks using Code 5 lead throughout the development.
  • In excess of 8 tonnes of lead installed, with detailed workmanship at all interfaces, junctions, and penetrations.

Flat Roofing & Waterproofing

  • Caltec liquid waterproofing applied to the box gutter located at the base of the mansard roof, providing a seamless and durable solution in a critical drainage area.
  • Existing asphalt roofs refurbished and coated with LRS Rapid Roof PMMA, extending service life and improving performance.
  • All other flat roof areas stripped and upgraded with Alwitra Evalon VSK 1.2 mm membrane in slate grey, delivering a modern, high-performance waterproofing system.

New-Build Plots – Contemporary Roofing Solutions

As part of the wider scheme, we completed roofing works to nine new-build residential plots, designed to complement the historic setting while delivering modern performance standards.
 
  • Installation of Marley Modern roof tiles, providing a clean, contemporary aesthetic.
  • Integrated solar PV systems built seamlessly into the roof structure, supporting the development’s sustainability and energy-efficiency goals.
  • Central box gutters waterproofed using Alwitra Evalon VSK, ensuring robust drainage and long-term performance in high-risk areas.

Rainwater Goods & Roof Access

  • New rainwater systems installed throughout using the Marley Alutec aluminium gutter system, selected for durability and architectural consistency.
  • Bilco roof hatches installed to provide safe and compliant roof access.
  • Fakro AOVs installed in line with ventilation and life-safety requirements.

Challenges & Project Delivery

The project presented a number of logistical and technical challenges:
 
  • City-centre location with restricted access and difficult delivery routes.
  • Limited material laydown space across the site.
  • A single goods hoist, shared between all trades, requiring careful scheduling and coordination.
  • Close proximity to pedestrians along the front elevation, demanding strict safety controls.
  • Multiple roofing disciplines required, with complex interfaces between pitched roofing, leadwork, liquid waterproofing, single-ply membranes, and solar PV integration.
 
These challenges were overcome through detailed pre-planning, sequencing, and close coordination with the main contractor and associated trades. Effective project management was critical in maximising productivity while maintaining the highest standards of safety and workmanship.

The completed roofing works have played a key role in the successful transformation of the Old Police Station in the Wakefield Civic Quarter and its surrounding new-build plots into a high-quality residential development.
