Project Summary

A new-build Starbucks Drive-Through in Barracks Lane, Springhill, Lichfield, was specified with a Sika single-ply warm roof system incorporating a wildflower green roof finish. The project aimed to deliver high-quality construction with strong sustainability credentials while enhancing the local environment.

Local Context & Benefits

Lichfield is a historic cathedral city in Staffordshire, renowned for its heritage, green spaces, and vibrant community. The Barracks Lane / Springhill area has seen recent commercial development to serve growing local demand.

The addition of this new Starbucks site brings jobs, convenience, and a modern, sustainable facility for the area. The green roof will improve biodiversity, support pollinators, reduce rainwater run-off, and offer a visually attractive finish that blends with Lichfield’s green character.

Green Roof System

The roof was designed as a high-performance warm roof build-up with a wildflower green roof finish, offering thermal efficiency, longevity, and environmental benefits. The specification included:

  • Deck: 18mm timber deck
  • Vapour Control: Sikashield VB SE 2.4mm
  • Primer: Sika Primer 610
  • Insulation: 150mm Sikatherm GT PIR insulation for excellent thermal performance
  • Adhesive: Sikaroof Adhesive 200
  • Membrane: Sikaplan SGMA single-ply membrane

All membrane installation work was fully inspected by Sika to ensure compliance with manufacturer standards and best practices. The roof was also electronically tested before green roof installation to verify waterproofing integrity.

Newly installed warm roof system with wildflower substrate and perimeter gravel detail on commercial extension.

Roof System Design & Specification

To deliver the project’s biodiversity and aesthetic goals, a wildflower green roof system was installed above the waterproofed membrane, using the following Sika components:

  • Sika drainage layer
  • Sika filter fleece
  • Sika substrate (biodiverse mix)
  • Sika wildflower seed for local-adapted, low-maintenance vegetation
  • Aluminium angle perimeter trim with pebble border to provide a clean, contained edge detail

Quality Assurance & Guarantee

The full roofing system benefits from a 20-year Sika guarantee, demonstrating long-term confidence in the materials and workmanship. Sika’s inspections and electronic testing ensured robust quality control at all stages.

Environmental Impact

  • Enhances local biodiversity through native wildflower planting
  • Supports pollinators and other wildlife
  • Helps manage stormwater by reducing run-off
  • Improves local air quality and provides a visually pleasing green finish

Conclusion

This project at Barracks Lane is an excellent example of how commercial developments can integrate sustainable design. By specifying a Sika single-ply warm roof with a wildflower green roof, Starbucks has invested in a durable, high-performance solution that supports Lichfield’s green aspirations while delivering practical benefits for customers and the local community.
