Located in the thriving Cheshire town of Macclesfield, this new build at 151 London Road forms part of a wider regeneration of the area, blending modern living with local heritage. Macclesfield, known for its silk industry roots and proximity to the Peak District, is seeing increased demand for high-spec residential developments. This project responded to that demand with a carefully considered roof installation that provides durability, compliance with current standards, and strong aesthetic appeal.
The roofing system was specified to combine modern performance, low maintenance, and a clean aesthetic suited to the surrounding context. All materials were installed to BS 5534:2014 +A2:2018 standards (Slating and tiling for pitched roofs – Code of practice).

Components: Ventilated ridge roll, batten straps, ridge unions, ridge tiles (half-round profile)
Ventilation: Provides continuous high-level ventilation in line with BS 5250:2021 (Condensation in buildings – Code of practice)
Fixing: Ridge tiles mechanically fixed with stainless steel screws through universal brackets
Type: Dry GRP Valley Troughs
Product: Pre-formed, lightweight GRP (glass reinforced plastic) valley troughs
Waterproofing: Capable of handling high rainfall intensity typical for the Cheshire region
Support: Supported on treated timber valley boards with continuous underlay support
Type: Dry Verge Units – Marley Universal
Material: UV-stable uPVC
Fixing: Mechanically fixed to tile battens for maximum resistance to wind uplift
Aesthetics: Secure, clean edge with no need for mortar, perfectly matching tile colour
Underlay: Breathable membrane – BS EN 13859-1 compliant, providing secondary weatherproofing and condensation control
Battening: 25 x 50mm graded timber battens to BS 5534
Batten Spacing: Set to 345mm gauge in accordance with tile layout
Counter-battens: Not required due to breathable membrane and roof ventilation strategy
All roofing works were carried out by D&D Roofing Ltd, with full attention to NHBC and building regulation compliance.
Ridge and verge systems were dry-fixed to eliminate the need for cement mortar, reducing future maintenance and increasing roof longevity.
Tile layout was carefully coordinated to maintain even courses, especially across the valley intersections, ensuring a consistent and professional finish.
Marley’s fixing specification was strictly followed, including clipped tiles and nail fixings in accordance with the project’s wind zone classification.
The result is a low-maintenance, high-performance roof that aligns with the architectural goals of the development. The smooth grey Marley Modern tiles provide a clean, contemporary look, while the full dry fix system ensures long-term resistance to weathering, pests, and moisture ingress. Ventilation is built into the ridge to reduce the risk of condensation, with underlay and battening offering structural and thermal performance in line with Part L and Part C of the Building Regulations.
